We identify and research single-family homes being sold at significant discounts. In several U.S. markets, it’s common to find livable homes priced at or below $50,000. Many of these properties require some level of work—such as flooring updates, bathroom repairs, or minor roof fixes—but they remain solid investment opportunities.
Purchasing Homes with Cash
After finding a property, we underwrite it thoroughly. This means analyzing its condition, value, and market data to ensure it meets our standards. These homes are often unavailable for traditional financing, which is why they must be purchased in cash. This is where our private lenders play an essential role.
Finding and Placing a Tenant-Buyer
Once we acquire the property, we typically do not perform renovations. Instead, we market the home as-is to our buyer pool. Our buyers do not need to qualify for bank loans or pass credit checks. We collect a small down payment and offer seller financing through a 30-year mortgage, making homeownership accessible while providing steady returns.
Your Passive Income, Our Full Management
Once you’re approved as a private lender, you’ll receive monthly payments while we handle everything for you — from finding the property to managing the tenant-buyer. Our team takes care of the entire process, including:

Underwriting and verifying each deal
Securing properties under contract
Inspecting homes with photos and videos
Matching lenders with the right deals
Managing the closing process
Marketing properties to tenant-buyers

As we acquire properties under contract, we share them with our approved private lenders. Each deal package contains detailed information to help you evaluate the opportunity.

When you commit to a deal, your position is locked in and the property is removed from availability. Title work begins, a closing date is scheduled, and your information is sent to the title company to prepare the loan documents.

Before closing, the title company will provide wire instructions for your funds. Your money never comes to us—it goes directly into the title company’s escrow account until the documents are finalized and signed.

After closing, you’ll receive all legal documents for the property, including the title insurance policy, promissory note, deed of trust (placing you in 1st lien position), and the property insurance policy listing you as an additional insured.

Once the transaction is complete and funded, your monthly payments begin according to the promissory note schedule. Payments continue for 60 months, after which the loan is paid in full.
